1. An introduction service

xDomu helps prospective buyers find independent real estate agents in the San Francisco Bay Area. xDomu is not a real estate broker and does not represent buyers, show properties, negotiate purchases, provide valuations, or perform brokerage services. Submitting an inquiry does not create a buyer-agent relationship or require you to hire an agent.

2. Independent representation

Agents and their brokerages are independent of xDomu. You are responsible for checking an agent’s license and suitability and reviewing their written buyer representation agreement. All representation, services, commissions, and rebates must be agreed directly with the agent and their brokerage. An introduction or agent availability is not guaranteed.

3. Rebate estimates and service fee

The calculator assumes a buyer-agent commission of 2.5% of the purchase price and subtracts our $5,000 service fee to show the estimated rebate to the buyer. For example, a $1,500,000 home produces an estimated $32,500 rebate after the fee. The fee is included in the displayed estimate; submitting this form does not authorize a charge.

Commissions are negotiable and are not set by law. The actual commission, any service fee, who pays it, and any rebate must be confirmed in the applicable written agreements before you proceed. A “full commission rebate” means the agreed commission is rebated less the disclosed service fee, subject to those agreements. xDomu does not promise to pay a rebate or guarantee a commission amount.

A rebate depends on the commission actually received by the agent’s brokerage, completion of the purchase, applicable transaction restrictions, and any required lender approval. Disclose the proposed rebate to your lender and confirm how it may be applied at closing. Do not rely on this calculator as a financing commitment, cash payment promise, or legal or tax advice.

4. Your inquiry

Provide your own accurate name and phone number. By submitting, you request contact about your home search and authorize xDomu to share your details with one of our partner agents for an introduction. We do not distribute your inquiry to multiple agents. You may decline an introduction and ask us to stop contacting you. Do not submit someone else’s information or use the form for spam.

5. Availability and changes

The site and estimates are informational and may be updated. We cannot guarantee availability of the site or a suitable agent. Any later fee or service agreement must be separately reviewed and accepted; changes to this page do not retroactively authorize charges.
